What is an Owners Association in Bahrain?

An Owners Association (OA) in Bahrain is a legal entity formed within a jointly owned property development, such as residential towers, apartment complexes, or mixed-use communities such as offices or retail communities. Its main role is to manage and maintain the common areas and shared facilities of the property on behalf of all unit owners.

Under Bahrain’s jointly owned property framework, once a development is completed and units are sold, all property owners automatically become members of the Owners Association. The association is responsible for ensuring that the building or community operates smoothly, remains well maintained, and protects the long-term value of the property.

Typically, unit owners elect a board or committee to represent their interests and oversee the management of the building. The board may appoint a professional property management company to handle the daily operations, financial management, and coordination of services.

Key Responsibilities of an Owners Association

4. Budget and Financial Planning
The association prepares annual budgets, manages operational expenses, and ensures financial transparency for all members.

5. Rule Enforcement
The OA establishes community rules and guidelines to ensure that all residents enjoy a safe, organized, and comfortable living environment.
